Delivering Heritage-Sensitive Drainage Solutions to Protect Structural Integrity
Managing drainage and stormwater remediation in heritage environments requires a careful balance of technical expertise and respect for the existing structure. Recently, a targeted drainage and remediation project was delivered on a heritage-listed building in NSW. The project successfully resolvied long-standing water ingress issues while preserving the site’s historic character.
Addressing a critical structural risk
Situated on a sloping site, the building was experiencing natural overland water flow migrating beneath its structure. This ongoing runoff was impacting the subfloor environment, creating ventilation issues and increasing moisture levels around timber bearers and joists.
Over time, these conditions led to deterioration of structural timber elements, with a section of internal flooring becoming unstable and posing a safety risk. A solution was required that would not only resolve the immediate issue but deliver long-term protection without compromising the integrity of the heritage fabric and within a three-week timeframe.
A discreet, engineered solution
A tailored stormwater interception and drainage system was designed to address both surface and subsurface water movement. Works were carefully planned and executed across key elevations of the building, incorporating:
- Twin agricultural drainage lines to intercept groundwater
- A transpiration/absorption pit for controlled water dispersal
- Integration of roof downpipes into a new charged stormwater system
- Excavation and regrading to achieve engineered fall levels
- Restoration of pavements and landscaped areas
- Like-for-like reinstatement in consultation with a heritage professional
Every element of the solution was developed to remain discreet, ensuring the visual and structural integrity of the site was maintained.
Working within complex constraints
Delivering this project required careful coordination and a considered approach. Challenges included:
- Operating within strict heritage requirements, including inspections and approvals
- Limited access adjacent to active pedestrian footpaths and roadway
- Designing an effective solution within existing site and council infrastructure constraints
Despite these complexities, works were completed efficiently within the three-week timeframe.
A durable, long-term outcome
The completed solution successfully eliminated overland water ingress beneath the building, significantly improving subfloor conditions and reducing moisture-related risks.
Structural stability was restored, and all disturbed areas were seamlessly reinstated to match the existing environment. The result is a durable, long-term drainage and stormwater management system that balances modern engineering performance with heritage preservation.
Delivered safely, on time, and within budget, the project demonstrates the value of combining technical expertise with a sensitive, site-specific approach.
